Zincalume

Aluminum

Aluminum sheeting is much more costly, but since it is non-ferrous, rust is not a problem. For residential roofing applications where a very long lifespan is a requirement, or even commercial or industrial application this is an ideal choice, if you can afford it.

Other Metals

Some sheeting manufacturers will be prepared to roll special orders, based on larger quantities, in metals such as copper. The cost is usually higher, but these other metals can create a unique visual appeal, and may offer superior corrosion resistance. Check with your supplier whether they offer any unique metals.

Color Coatings

While you can opt for a plain galvanized, zincalume or aluminum sheeting, you may decide, when installing standing seam sheeting or other metal roofing, to opt for pre coated options.

These coatings are bonded to the coated base metal using a heat process, similar to powder coating. Metal roof colors vary from supplier to supplier, but there are a large variety. In addition to offering a better aesthetic, these metal roof colors are usually guaranteed for some time, providing the metal roof installation instructions of the manufacturer are followed.

Instead of, therefore, having to paint your roof, if you desire a color finish, every few years, you may get ten to fifteen years of trouble free, color coated service.

How to Build a Storage Shed - A Step by Step Plan

Have you ever wanted to build your own storage shed, but hesitated because you didn't know exactly what steps to take? Well, now you can build that storage shed, because I am giving you the easy steps to build your own storage building.

The items that you intend to store in your shed will help you determine what type and size of shed you should be building. Sheds can range in size from enormous structures designed to house complete workshops to small rooms that may only hold garden and yard tools. As in any construction project, it is a good idea to enlist a friend to help you build your shed.

The very first thing you need to consider is location, location, location. Don't just have a general idea for where you want to put a shed. Measure it out, and know exactly where your shed will go. This will require you to determine the dimensions of the shed before you actually begin your project.

Once you have your location chosen, you need to make sure that you will be working on a flat surface. A flat and sturdy foundation is essential to a long lasting storage shed. You can accomplish this by using pre-cast concrete fence posts, deck piers or skids of pressure-treated lumber. Just be sure that the foundation is sturdy and level. You won't want your shed to be lopsided after all of your hard work.

Once you have your basic foundation laid, you need to add floor joists. The floor joists will be the strength and stabilizer for your plywood sheets that make up the floor. Of course, you can bypass all of that by installing a concrete slab as the floor of your shed instead.

After the floor come the walls. It is easiest to nail together the wall while it is lying on the floor. Once the wall is all nailed together, raise it into position and brace it until all the walls are completed. The walls should be constructed with a series of 2"x4" studs. When all the walls are completed, you will need to nail them together.

The roof is next in line. The roof rafters are best made with 2"x6", since they are a bit stronger. Plywood sheeting over the roof rafters and the wall studs is a good base for your desired roofing and siding materials. Laying tar paper over your roofing plywood is highly recommended.

What you choose to use as your final roofing and siding material will depend on how you want your shed to look. Also, you can finish the inside of the shed if you chose to, but it is not necessary. Again, this will depend on what you want to use the shed for. Your budget and construction skill might also be contributing factors to how you finish your shed.

If your shed requires steps, consider using a ramp instead. This will help if you will be moving anything with wheels in or out of the shed. Also, consider adding shelving in your shed if your storage requires shelves. A desk or work area is only feasible if you are also installing some sort of power supply and lighting to your shed.

Sliding Pocket Door Problems and Tips

Just a few months ago I went over to repair a pocket door that was closing at a weird angle. This was the first time I had ran into this sort of situation and was definitely confused. I got a flashlight and started looking inside the pocket door frame. I had a hard time finding the problem but when I did it was obvious.

As the pocket door was sliding closed it would work perfectly but when you went to open it the bottom of the door would stick out about an inch and a half passed the door jam. The problem turned out to be the track was missing a screw in the very back and as the door slid back into the frame the tracking would hang down at an angle from the weight of the door. There was no way to reach the screw because it was at that very back of the pocket door frame near the framing itself.

In order to fix the pocket door problem I was going to have to remove a good sized area of the plastered wall at the upper right hand corner of the pocket door frame. This was the only thing I could think of and would require a simple wall patch and some paint to make the repair complete.

This job took me about one hour to cut the hole and replaced the screw that had fallen out of the pocket door tracking. I then use some fast setting drywall plaster and some fiberglass drywall tape to repair the wall. This took another hour to finish the drywall properly.

Some pocket door problems are a little easier to repair than this one. Most pocket doors seemed to have problems sliding and eventually are left closed, never to be used again.

Painting the doors over and over again can actually add to the thickness of the door or excessive moisture in the home over long periods of time can also cause the door to swell preventing it from opening properly.

Painting the rollers themselves or the track that the rollers ride in can create a problem with rolling the door easily and effortlessly. If the pocket door rollers or tracking is damaged they will have to be repaired or replaced, obviously. Some people actually spray silicon on the rollers or grease the pocket door wheels and over time the track becomes caked with dried grease and dirt making the door hard to open and close

Here's one most people don't ever think about and yet I have faced this problem more than once. "The Dreaded Picture Hanger". Most people don't realize that the pocket door will not operate very well with a nail driven through it. I have had people complain about their pocket door not operating properly but they can wiggle it a little.

When I come upon a situation like this it usually just requires removing the nail that the picture is hung upon.

I have also seen instances where the home has been remodeled and new floor trim or door trim has been installed. The finish carpenter using his nail gun without changing to a shorter nail has himself nailed the pocket door shut. This could be a big problem because the nails are so thin they could be hard to remove.

Home Water Filters - Do You Need One?

We all know it is important to keep well hydrated, as we are over 70% water ourselves and the human machine can suffer if water supplies run low. But what is the best kind of water to drink and bathe in?

Firstly water for cooking and drinking: In my home I use a water softener cartridge and an active carbon filter impregnated with colloidal silver. These two filters offer the level of clean up I am looking for on my domestic water supply. The filter is of the ten inch disposable cartridge type so filters particles out down to 5 microns, small enough to filter out particles like rust flakes from older water pipes.

The carbon element of water filters is designed to absorb chemical elements from the water supply such as chlorine. I also carbon filter the water supply to baths and showers as the chemicals from hot water can be particularly active in the steam. I don't think inhaling chlorine vapour is a great way to start the day! The size of the carbon filter must be matched to flow rate or chemicals will only be reduced and not eliminated to a healthy level. I find a ten inch filter is ideal for typical domestic tap flow rates.

The colloidal silver is only required when the water will be drunk as this is an anti bacterial measure. Water softening is a more general task that will extend the life of appliances such as dishwashers as well as improving the cleaning and lathering qualities of water. One physical side effect I always notice in hard water areas or with untreated water is the skin condition round my fingernails suffers. This is a sure sign that hard water and undesirable chemicals are on the attack...

If further water treatment is required then more complicated methods of filtration can be employed like reverse osmosis in which fluids are treated at a molecular level, fortunately in this method most contaminates are a larger molecule than H20 so can be relatively easily filtered out with a permeable membrane. This can also be backed up with a UV sterilizer using intense ultra violet light to kill bacteria in a water supply.

In summary I feel most domestic situations are benefited by a relatively cheap cartridge filter to fresh up and filter drinking water at the point of consumption.

Stair Handrailing Or Guard Rail - Construction and Safety

Before the 1980s most stairways had a handrail and to this day, most stair handrails are not considered guard rails. Well things have changed and now most stairways require a guard rail and it gripable handrail.

What's the difference between a stair handrailing and a stair guard rail, quite frankly about 6 inches. Your stair guard rails have a minimum requirement of 42 inches where stair handrails built before the 1980s had a handrailing for protection with a minimum requirement of 36 inches.

This does not mean that older stair handrails that are 36 inches tall will need to be removed and replaced, because the new building codes have changed. If you were to rebuild the stair handrail or do any work on the stairway that required a building permit, they could have you change your stair handrailing to meet current building codes.

I was helping another guy frame a new house in 2005 and while I was on the job I would mention to the owner, certain concerns of mine with other parts of the job. After a while he realized, that I knew what I'll was talking about and started to pay attention when ever I mentioned anything related to home building.

He asked me if I would be interested in building the stair handrailing system and at the time I was too busy. I reminded him of the minimum requirements for the stair guard rail, it was no longer referred to as a stair handrail and would need to be at least 42 inches in height and include a gripable handrail.

Well as you guessed it, the next time I walked into the home, I noticed a 36 inch high stair handrail. I reminded him and he wasn't too concerned, because he hired someone that knew all about building stair handrails.

The building inspector made him remove and replace the stair handrail, before he would approve the home for final inspection. Don't make the same mistakes, learn a little more about stair handrail safety and don't become another statistic in the home building industry.

Concrete Basics - Home Repair Advice

Concrete is the most commonly used man made building supply on Earth. Six billion cubic meters are manufactured a year, in a $35 billion industry. This means there are pretty good odds that you'll eventually do something with, or be around something with concrete.

Weather and climate will affect your concrete. It is not wise to pour your cement in conditions that involve a drop below freezing before the cement cures, as this will prevent the cement from reaching its maximum strength. Likewise, if the humidity is too low, the surface of the cement can crack and produce weaknesses for weather to attack. All concrete will eventually crack to some extent, though this can be minimized by good design and selection of good reinforcement where needed. This does not mean concrete is a bad choice, as concrete structures have lasted thousands of years.

Concrete is used as a fire barrier, but while it doesn't burn, it can be damaged by heat. Once the temperature reaches or exceeds 300 degrees, the concrete is considered unsafe, and this can usually be detected by a pink, light gray or yellow-brown color. Discolored concrete should be replaced. For handyman style use, bagged cement is perfectly reasonable, and for convenience, there are pre-mixed bags with aggregate already mixed, just requiring water. These are very handy for small jobs such as setting a pole into the ground for a doggy chain or clothesline. This is usually too expensive for large jobs.

Pouring concrete, such as a sidewalk, requires several steps. First, figure out how much you need. This is determined by measuring the surface area and thickness to determine how many cubic yards you need, and this will tell you whether you can mix it yourself, or need to have it delivered. Then you build your forms. This probably involves digging, and laying 2"x4" boards to hold the edges of the concrete. 2"x2" boards should be used to hold those in place, pounding them deep enough that the weight of the concrete won't push the boards out of place.

You will almost always want to lay reinforcing material in the bottom, such as metal fencing materials. Ensure that you have everything square and at the proper level, as after you pour, it will be too late. Then ensure that all of the pieces are well secured with nails and clamps. Spray the site with later lightly, and pour. Tamp the concrete down, especially on the edges, and level the concrete.

Once it has set enough to support a 2"x8" board, use one as a straight edge to cut contraction joints. These should be every four to six feet. For sidewalks or narrow areas, this is sufficient, but for patios these should go in both directions. A pair of beveled clapboards can be used. Coat them with motor oil and place a nail into one. Insert them into joints on large concrete structures. As the concrete begins to set, the nail is used to remove one of the boards, and the other is hidden inside, leaving room for the concrete to expand or contract with the weather.

There are a variety of ways to surface the concrete, but remember that you must select one that will allow water to drain off of the concrete, as standing water is a major cause of damage to concrete. Like most people you have heard the nightmare stories from family and friends about the home they built or the remodel they did and how things didn't go right .The project took far too long and ended up costing more then initially discussed. The owner blames the contractor, the contractor blames the owner and it's the same old song and dance. What's the key thing usually missing in the scenario?

As an owner builder you may look at the process and think how hard can it be, hire a guy to do this another to do that and it's done right? most likely it's not. There are so many things that can be overlooked or go wrong, and you may be surprised to learn that most people working in the trades simply just don't care about quality nor do they care to work with other trades for the common good of the project. It takes someone to orchestrate, and someone with experience to get the job done right.

You may be hiring an architect and/or building contractor and more often then not they can't seem to get it right either, they simply don't understand that it takes a team working together towards a common goal. The goal being making sure your project comes together as you envisioned it, on time, and on budget. As a building contractor we have built many custom homes and in most cases struggled through the process using plans and specifications that frankly just weren't thought through completely.

Nine out of ten times the building contractor doesn't even see the plans until it is time to put the numbers together for the project.

On average most people looking to build will hand off their plans to about three contractors for pricing before they make a decision. Now let's assume the plans and specifications don't have all the necessary information needed to price the job out correctly, these three contractors now have to call the architect and the customer to get their questions answered, or they don't bother to ask any questions at all and the customer is left with the contractors interpretation of the plans.

We have seen time and time again where the customer says, "I thought that was included" and the typical response from the contractor is, "it wasn't on the plans", and or "you didn't ask for it.

Or how about this one, the customer states to the contractor, "why didn't you tell me I shouldn't use this type of stone in my shower?" the typical response is usually I didn't know, or you didn't ask. So many times the architect will call out for materials in their specifications that they saw or read about in a magazine without understanding the application process, what it takes to be installed properly, or how it will adhere to the other materials surrounding it.

The point is, there is so much to know about building a home correctly, it takes years of actually working with the materials, and doing the installations to understand the what, when, and how.

The bottom line is, if you're thinking about building yourself or decide to hire someone to do the build, hire yourself a consultant first, most likely it will save you time, money, and more importantly your sanity.

What you are thinking about remodeling your house and you live in Carlsbad. Let me give you some advice about some local contractors and some of the people involved. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.
As a home owner you don't think you are paying Service Magic because all you do is fill out a simple form giving some information about yourself.

I found out that Service Magic sent all four of these contractors my original information. Each contractor then had to pay 55 dollars each to Service Magic for a total of 220 dollars. All I have to say is how are they getting away with charging this much money for sending a out a simple referral to these contractors.

The contractor unfortunately passes this expense on to his customers. You as the home owners end up paying these fees as a cost of doing business with them. Some contractors think this is a great way of doing business but you might think differently in the future if you start paying over 100 dollars for a simple construction referral.

Checking Your Building Foundation

The most important thing when building a home is the ability to keep everything as square, plumb and level as possible. Starting with the foundation, if the foundation is not square or level, the rest of the house is going to be out of alignment.

You've probably heard the saying, start with a good foundation. This applies to the building industry as well. There are quite a few ways to build a square foundation, it all depends on what kind of tools you have, to build it with.

Some of these tools can be quite expensive but it used every day can save you a lot of time and of course time is money.

You don't need expensive tools to build a square foundation. You could actually build a square foundation with less than $100 worth of tools. It might take you a little longer but could be done.

Let's start with the 3 - 4 - 5 rule.

Okay lets see if I can explain this in layman's terms. If no West side of the foundation is 3 foot and the north side of the foundation is for foot, then the diagonal measurement from the southwest corner to the northeast corner would be 5 foot. Out of square building can create foundation problems

This can also be done using 30' x 40' should equal 50 foot. You can use this if the building is large and you need to check it for square.

By measuring the foundation diagonally from each corner, the measurement should be exactly the same. If it isn't, the building is out of square and should be adjusted before the concrete is poured. This measurement should always be checked before you get too far along in the form building process.

Common Plumbing Problems That You Can Fix Yourself

Got a home plumbing problem? Fortunately, the vast majority of plumbing problems you can fix yourself pretty easily, instead of calling a plumber and making him your new best friend. Often, all it takes to finish the job is a rudimentary toolkit and the will to learn. Some common problems found with plumbing include:

- Running toilet

- Backed-up toilets

- Noisy pipes

- Flooding

RUNNING TOILET

One of the most frequent is the running toilet. Usually this problem can be fixed simply by replacing a faulty flapper or ball assembly. Flapper is either staying up or not seating well. In order to fix this problem, you should first turn off the water to this toilet. Then, remove the toilet-tank lid. Take the flapper out and take it with you to the hardware store to make sure you buy the correct replacement. This is an easy fix and it will cost you about $5. In some cases it will be required to clean mineral deposits from the tank itself. Vinegar, boiling water and baking soda usually does the trick but be careful if you have marble floor in your bathroom. Marble, slate and granite can be damaged by stray drops of an acidic solution.

BACKED-UP TOILETS

"You ever go to a big party, go in the bathroom, flush the toilet and the water starts coming up? This is the most frightening moment in the life of a human being. You'll do anything to stop this. You'll lose your mind and start talking to the toilet. 'No please, don't do this to me!' " Jerry Seinfeld

The only thing worse than clogging a toilet is clogging someone else's toilet. The most important thing to remember is that if you flush once and the water rises dangerously high, DO NOT flush again! Instead, you should quickly remove the tank lid and push the tank ball down to close the flush valve.

Plumbers will tell you that most toilet blockages are caused by plastic items, sanitary products and toys. If the obstruction may be the result of an object dropped into the toilet, such as a toy or a washcloth, then it is best to try and retrieve it rather than force it farther along. Other clogs resulting from normal flushed waste may be cleared with the use of a plunger or closet auger.

Try first to use a plunger to dislodge anything that may be trapped in the toilet bowl drain. If the bowl is full, put on some gloves and bail out water until the bowl is only half full. If the bowl is empty, add water to fill it to half full. In order to avoid the possibility of splash back, drape a large towel over the bowl and under the toilet seat. Start by making a seal over the hole-in-the-bowl with the plunger. Push down slowly and pull back quickly. Start by doing this at a slow pace and then working up speed. If you see something stuck in the drain opening, you can use a stiff wire to drag it back into the bowl. If you dislodge the item, pour a gallon or so of water into the bowl before you flush. The water should drain to its normal level and stay there.

Major clogs however will probably require a closet auger. Make sure you get a toilet snake/auger, as a sink snake/auger will scrape the porcelein on your toilet. They are specially designed for toilets, so that when you place the padded section at the bottom of the bowl and you shove the handle down with a strong fast motion, a piece of coiled metal will snake its way 4-5 feet into your toilet drain. Cranking the handle around should clear away most clogs. If the water seems to be properly draining, go ahead and try flushing the toilet.

NOISY PIPES

From banging to hammering to high-pitched squeaking, your water pipes can produce a symphony of sounds making you feel like you're living in a submarine. The squeaking and banging you're hearing probably results from too loose or tight a fit as your pipes pass over or through wood framing. The trick to solving this problem is to identify the specific sounds, and to know from which glen the pipes, the pipes are calling.

Banging - If they're improperly installed, water pipes can raise a racket by banging against the floor joists. Pipes are usually/hopefully anchored with metal or plastic straps every 6 to 8 feet for horizontal runs, or 8 to 10 feet for vertical. Banging pipes usually means loose pipes. All it takes to fix this problem is adding more straps to anchor the pipe. Cushion the pipe by wrapping it in a rubber blanket cut from an old inner tube, garden hose, or foam pipe insulation. Wrap the rubber completely around the pipe and secure it to the joist with a nail-on metal pipe strap.

Squeaking - Only your hot water pipes will squeak. The sound occurs when the pipe expands in its strap causing friction. The problem is the opposite of a banging pipe but the solution is the same: a rubber cushion between the pipe and the strap.

Water Hammer - Have you ever turned off a faucet or an appliance quickly causing the water to "hammer" against the pipes? This is most common in toilets. Plumbing systems usually have 'air cushions,' short vertical sections of pipe designed to cushion the shock when the water is turned on or off. If there is no air cushion, or the air cushion has become filled with water, a loud banging sound can be heard after you shut off the water, or flush. Turn off the water at the main shutoff valve. Open all your faucets to drain the entire system. Close the faucets and turn on the water again. This should refill your chambers with air.

FLOODING

Many things including, seepage from cracked pipes, a corroded water heater, or an overflowing faucet or toilet can cause flooding. Whatever the cause, take immediate steps to shut off the water. If necessary, contact a plumbing professional to identify and repair the problem. If there is standing water that needs pumping out, you'll need a sump pump to extract the water, or you can have the plumber do it. In flooding situations, be especially alert to the possibility of danger from electrical wiring. Water and electricity are a dangerous combination. Never step in standing water if there is any contact with electrical outlets or wiring.
